Flood zones are established throughout the United States by the Federal Emergency Management Agency (FEMA.) These classifications establish Base Flood Elevations and most often refer to general areas, and are very broad based in nature. Flood Insurance is required in Zones A and V.

Flood Insurance premiums are determined by the federally issued flood insurance rate maps. These maps often change with some properties being added to certain flood zones and other properties being removed, which can directly affect your policy.

Although FEMA uses the most accurate flood hazard information available, limitations of scale or topographic definition of the source maps used to prepare the flood map may cause small areas that are at or above the flood elevation to be inadvertently shown within the high risk boundaries. Also, the placement of fill may elevate small areas within the high risk boundaries to an elevation at or above the flood elevation. When this happens, structures or parcels of land may be inadvertently included in the high risk areas on the flood maps.

Explanation of Flood Zone Designations

 Zone  Explanation
 A Areas of 100 year flood, base flood elevations and flood hazard factors not determined
 AE Areas of 100 year flood, base flood elevations determined
 AO Areas of 100 year shallow flooding where depths are between one and three feet.
 AH Areas of 100-year shallow flooding where depths of one to three feet base flood elevations are shown, but no flood hazard factors are determined.
A1-A30
Areas of 100-year flood; base flood elevations and flood hazard factors determined.
 A99 Areas of 100-year flood to be protected by flood protection system under construction; base flood elevations and flood hazard factors not determined.
B/X shaded
Areas between limits of the 100-year flood and the 500-year flood; or certain areas are subject to 100-year flooding with average depths of less than one foot or where the contributing drainage area is less than one square mile; or areas protected by levies from the base flood.
 X/C Areas of minimal flooding
 D Areas of undetermined, but possible, flood hazards
 V Area's of 100-year coastal flood with velocity wave action; base flood elevations and flood hazard factors undetermined.
 V1-V30 Areas of 100-year coastal flood with velocity wave action; base flood elevations and flood hazard factors determined
